Here are two tips people should follow if they want to sell their residential real estate quickly.

They should focus on giving the property kerb appeal

When people decide to sell a piece of residential real estate, they'll often begin by focusing on upgrading some of the interiors (such as fitting a new kitchen, for example). However, in many cases, it's more beneficial for the property owner to prioritise improving their property's kerb appeal first, and then using whatever is left of their budget to upgrade the interior.

The reason for this is that the outside of the property will be the first aspect of it every potential buyer will see. If for example, the exterior has landscaped gardens, a driveway that's in good condition and a clean front door, these potential buyers' first impression of the property will probably be very positive. This is not only because most people buying residential real estate want the properties they purchase to be aesthetically pleasing, but also because a well-kept exterior is a good indicator that the previous homeowner took excellent care of the property and that the rest of it is also probably in good condition. If a potential buyer instantly forms a positive opinion about a property when they first see it, they may take the thought of buying it more seriously.

If an owner wants to improve their residential property's kerb appeal, they should not only ensure that the front garden is tidy, with trimmed hedges, weed-free flowerbeds and a manicured lawn but should also repair any crumbling parts of the driveway or path up to the building. They should also clean out the gutters and ensure that any visibly cracked roof tiles are replaced.

They should declutter the interior

A person who wants their residential real estate to sell quickly should also ensure that its interior is decluttered before any buyers view it. The first reason for this is that when a homeowner removes all of their personal mementos, artwork and books and trinkets from their home, this can highlight the spaciousness of each room (or make the smaller rooms seem more spacious) and ensure that there is no clutter that could distract buyers from the building's best architectural features.

The second reason is that when a home that's put up for sale gets decluttered, and only the basic items (such as furniture and appliances) are left in place, it becomes much easier for buyers to envision how they would decorate the home if they were to live in it. This, in turn, could increase the chances of them putting in an offer on the property.
